Important when your apartment is due for inspection.Before the inspection you will receive a regular mail and a message on My Pages, stating the time for inspection. For your own sake it’s preferable you attend the inspection.
Before the inspection, all apartment equipment such as doors, hat rack, curtain fittings etc. should be mounted in its proper place. Non-standard equipment, such as wall mirrors, carpets etc should not be left to the next tenant. If left behind, we will remove them on your expense. If you are unsure what equipment is standard or not, please contact us before the inspection.
In furnished apartments all furniture on the inventory list should be in the apartment. Sometimes all or parts of the furniture may be stored somewhere else, not even being used during your stay. But, to ensure the next tenant that the furniture on the inventory list is not missing, you need to put these in the apartment before the inspection. Otherwise we might need to charge you for the costs, finding or replacing them.
How do I read the inspection report?Only existing faults are noted in the inspection report, thus a blank report means that everything is okey.
In the column “Utlåtande” there are five options. What do these mean?
Faults to be dealt with by SGS. Will be repaired by SGS personnel after the new tenant has moved in. The departing tenant will not be charged.
Faults not to be dealt with. A listing of minor flaws, which will not be dealt with.
Faults to be debited the tenant. It has been decided that the fault is caused by the departing tenant, who will be charged for the repairing costs. If the tenant wish to deal with the fault and thereby avoid being charged he/she has the possibility to do so before moving out. In this case SGS should be notified.
Faults to be dealt with by the tenant or charged the tenant. Should be dealt with by the tenant before moving out. Otherwise there is a risk that SGS will deal with the fault and the tenant will be charged for some expenses.
Faults to be dealt with by the property owner. Will be dealt with after the new tenant has moved in. This applies where SGS rent the apartment from another property owner. The departing tenant will not be charged.
